Situated along a busy road in Akola, Maharashtra, AGMK brings together commercial activity and residential living within a cohesive and thoughtfully planned program.
The site’s narrow frontage influences early decisions, with a separate lobby access welcoming visitors and residents while diverting vehicles to the basement. This allows for discreet lobby entries and lift cores at two levels, ensuring smooth movement across separate user groups.
Above, the commercial floor unfolds as a flexible, open-plan layout, flooded with natural light from north and east-facing glass facades. Large spans and high headrooms create a lofty volume, oriented to maximise the road frontage, making the commercial level an attractive opportunity for diverse business ventures.
Above, residential floors benefit from structural clarity. The upper levels are defined by abundant daylight and well-considered ventilation, resulting in comfortable living spaces and spacious balconies in all apartments.
Building services in such projects must be managed through a streamlined system to prevent overlap due to shifting functions. By incorporating a layout of ‘Planted columns’ and ‘Post Tension slabs’, services are managed and integrated through efficient structural design.
